What Stamp Duty Applies to a Newport Residences Purchase?

The Duties on a Newport Residences Home at a Glance

Two duties can fall on a buyer at Newport Residences. Buyer’s Stamp Duty (BSD) is charged on every purchase, and Additional Buyer’s Stamp Duty (ABSD) is layered over it for some buyers. IRAS expects both to be settled within 14 days of the sale and purchase agreement being signed, and every rate quoted here is the IRAS figure as at October 2026.

A third duty, Seller’s Stamp Duty (SSD), concerns the owner who resells rather than the buyer, and only where the resale comes inside four years of the purchase. Every unit in this Anson Road tower is a private apartment, from the one-bedroom Type A1 up to the super penthouse, so the residential rates are the ones that count.

How Buyer’s Stamp Duty Builds Up at Newport Residences

BSD is tiered. The price is cut into six slices, the first taxed at 1% and the portion beyond the highest threshold at 6%, with the slices in between rising a point at a time; adding the six results gives the duty. These residential tiers date from 15 February 2023.

Because the bill turns on the exact price of the chosen unit, it is best run once the Sales Concierge has sent that figure on request. For any number keyed in, the stamp duty calculator for Newport Residences runs the same tiers and then layers on the ABSD for whichever buyer profile is selected.

Which Newport Residences Buyers Also Pay ABSD

ABSD is not tiered: one percentage is applied to the full price and paid in addition to BSD. An individual’s percentage is set by citizenship or residency and by the count of homes held on the day of purchase, whereas foreigners and entities face one rate regardless. The present schedule has been in force since 27 April 2023.

A Singapore Citizen buying a first home therefore pays BSD only; a Permanent Resident in the same position owes ABSD of 5%. For a citizen, a second home brings ABSD of 20% on the full price, and a third or any later one 30%.

Couples, Refunds and Treaty Nationals at Newport Residences

Spouses who buy together may ask IRAS to remit the ABSD where at least one of them holds Singapore citizenship and neither owns any other residential property. Where a couple’s purchase is their second home, a refund can be claimed once the first is sold inside the window IRAS sets.

Free trade agreements give citizen treatment for ABSD to nationals and permanent residents of the United States and to nationals of Iceland, Liechtenstein, Norway and Switzerland. And because Newport Residences consists of apartments rather than landed houses, an overseas buyer does not need the approval that landed property calls for.

Resale Duty and Payment Timing at Newport Residences

SSD falls on the owner who sells, and it applies only to a residential property disposed of within four years. Where the purchase was made on or after 4 July 2025, it is charged at:

Up to 1 year16%

With BSD and ABSD payable inside 14 days of the sale and purchase agreement, these duties land alongside the 5% booking fee in the earliest outlay. To see them in sequence with every instalment, use the progressive payment calculator; the stamp duty page gives the threshold for each tier, and the payment scheme page lists the instalments. Rates are revised from time to time, so check them with IRAS before you sign.

Pricing the Duty on a Shortlisted Newport Residences Home

Since the figure turns on two things, the unit’s price and who is buying, it makes sense to calculate it only once both are known. On request, the Sales Concierge provides the latest price list and the units that remain, and can work out the duty for a given buyer profile alongside a payment schedule for each shortlisted home.

Anyone who still has a housing loan outstanding is held to a 45% loan limit, which pushes up the cash needed at the start, and ABSD may then be the biggest single item in the budget. Securing a bank’s in-principle approval ahead of a viewing pins down the duty, the booking fee and the cash portion, while the TDSR calculator gives an interim estimate of the loan a given income can carry.
